Identifying the Cause of Ongoing Roofing Problems in a Wells Home
This roofing refurbishment project was completed at a property in South Horrington Village, on the outskirts of Wells, where our team was called in to investigate a number of underlying roofing issues that had developed due to poor ventilation and ageing roofing components.
We regularly encounter properties where the roof covering appears to be in reasonable condition but hidden issues within the roof structure are causing long-term problems. In this case, although the roof was only around 13 years old, inadequate airflow within the roof space had already begun to affect its performance.
During our initial inspection, we discovered that the loft insulation was in direct contact with the underside of the roofing felt due to the absence of rafter trays, preventing air from circulating correctly through the roof structure. We also found that no tile vents had been installed, significantly restricting ventilation throughout the roof space.
In addition to the ventilation issues, the property was suffering from a leaking valley and damaged ridge tiles, leaving vulnerable areas exposed to water ingress and weather damage.
Following a detailed assessment, our Wells roofing specialists recommended a comprehensive upgrade to improve ventilation, eliminate existing defects, and ensure the roof would continue to perform effectively for many years to come

Modern Roof Ventilation, Dry Ridge & Weatherproofing Upgrades
To resolve the issues identified during our inspection, we upgraded the roof’s ventilation system with new over-fascia ventilation, 800mm rafter roll-out trays, four roof tile vents, and 5U eaves protection felt. A high-performance Tyvek breathable membrane was also installed to improve airflow and moisture control within the roof structure.
The existing battens were replaced with new treated 2×1 battens before all roof tiles were carefully re-installed and secured. We also fitted a new dry valley system to eliminate the existing leak, completed traditional cement verge work, and installed a modern dry ridge system to provide a durable, low-maintenance finish that complies with current roofing standards.
